Quality Specifications

Every detail has been carefully designed to offer you an exclusive, energy-efficient villa built with top-quality material

FOUNDATION AND STRUCTURE

  1. Foundation executed with reinforced concrete footings, following seismic regulations and the recommendations of the Geotechnical Study.

  2. Reinforced concrete structure made with reinforced concrete pillars and beams, and waffle slab flooring, in compliance with current regulations and seismic codes.

ROOF

  1. Roof with thermal insulation according to the requirements of the Spanish Building Technical Code (CTE), using extruded polystyrene (XPS) panels. Roof waterproofing carried out with asphalt membrane. A watertightness test is performed according to current regulations.

  2. Exterior façade enclosure built with double-hollow ceramic brick, 8 cm insulation, air chamber, and double-hollow ceramic brick, executed according to the Technical Building Code requirements.

FAÇADE / INTERIOR MASONRY

  1. Exterior façade finished with sand-coloured single-coat mortar.

  2. Interior walls coated with projected plaster. Ceilings finished with continuous plasterboard and removable panels in bathrooms.

  3. Smooth paint finish on walls and ceilings.

FLOORING AND TILING

  1. Bathroom and toilet walls tiled with ceramic cladding. Built-in recessed niche in the shower area.

  2. Interior flooring in porcelain stoneware. Interior staircase finished with national marble or “compact” type steps.

  3. Exterior flooring finished in non-slip stoneware.

CARPENTRY AND GLAZING

  1. Exterior aluminium carpentry in dark colour, with thermal break and double glazing (Climalit type), with air chamber and solar-control filter “Guardian Sun” or similar.

  2. Motorized blinds in bedrooms.

  3. Interior carpentry in white lacquered wood with matching frames.

  4. Security entrance door to the property.

PLUMBING AND DRAINAGE

  1. Shower trays installed flush with the floor.

  2. White sanitaryware with built-in cistern systems.

  3. Bathroom furniture with single-lever taps.

  4. Hot water produced by aerothermal system.

  5. Exterior water taps for garden irrigation.

ELECTRICITY AND CLIMATE CONTROL

  1. Interior electrical installation adapted to the Low Voltage Electrotechnical Regulation (REBT), with Niessen brand mechanisms or similar.

  2. Ducted air-conditioning system with unit and outlet vents included.

  3. Intercom handset.

  4. Pre-installation for electric vehicle charging point.

  5. (Duplicated in original — maintained for fidelity) Pre-installation for electric vehicle charging point.

  6. Photovoltaic solar panels installed on the roof.

TELECOMMUNICATIONS

  1. Telecommunications installation adapted to current residential regulations.

  1. Vehicle access with automatic sliding gate and pedestrian access.

  2. Swimming pool measuring 3.5 m x 7 m, finished in white mosaic tiles.

Everything not included in the Quality Specifications is considered an EXTRA. All extras are carried out upon request and with prior approval from the developer. A tailored quotation will be provided according to the client’s preferences, and once approved and paid to the developer, the work will begin.

 

The buyer expressly authorises any necessary changes or adjustments to the project due to technical requirements, provided that the overall quality of the construction and finishes is not reduced.
